This program is targeted towards homeowners who do not want to take on a second job essentially. Running a short term rental is a lot of work and requires 24/7 availability. Not to mention the $15,000 average out of pocket cost to furnish a successful short term rental.

The types of people that will stay at the rental are out-of-state business and leisure travelers. Our guests are pre-screened for identification, are pet-free, and are non-smokers. Guests typically stay for 3-7 nights.

We will switch your homeowners ‘insurance policy to a commercial policy that will cover everything. Hands Off Hosts will pay the difference!

YES! In fact, Arizona passed a state law that prohibits counties from banning short term rentals! Once we confirm that the HOA doesn’t specifically ban it, we’re in the clear.

Our cleaners are all hired in-house so they are actually a part of Hands Off Hosts. They will be at your property inspecting your home in between every single guest that stays there.

Anything that will make the home more marketable in our opinion! This is always done on a case by case basis but the things we upgrade most often are: putting turf/rock in the back/front yard, putting granite countertops in the kitchen, upgrading old appliances, or upgrading the bathrooms.

When you partner with us, you’ll no longer have to worry about late rent payments, evictions, dealing with maintenance calls/bills, damaged property, squatters, difficult tenants, being sued, or property management fees.

As long as we have made our investment back (deposit + furnishing costs), we will gladly terminate the contract. In the past though, we’ve found homes sell quicker, and for a higher value when the new investor finds out they have a secured tenant paying above market rent.
